Amarillo-Based KAMP Hotels and 39:23 Management Earn ALIS Nomination for Landmark Downtown Hotel Deal

KAMP Hotels and 39:23 Management have been nominated for a prestigious Americas Lodging Investment Summit (ALIS) award for its acquisition of the Courtyard by Marriott Amarillo Downtown. The transaction is one of three finalists in the Single Transaction of the Year under $25 million category.

“This means a lot to our team, especially since it comes from industry peers, people who understand how challenging it is to execute well in today’s environment,” said Kevin Nelson with KAMP Hotels. “We are very proud to be included alongside a short list of standout transactions across the Americas.”

Nelson noted the complexities of the transaction, which involved an off-market acquisition from a publicly traded REIT, a private placement capital raise, historic tax credits, assignment of a local incentive agreement, CMBS financing, Marriott approvals to both own and self-manage the hotel, and a full operational transition.

“It took a lot of time, effort, and trust from all of the people who worked on the deal,” added Nelson. “We are deeply grateful to our partners, our investors, our team, and the many people who believed in this project and helped make it happen.”

For Nelson, the recognition goes beyond the transaction itself and reflects a long-standing personal connection to The Historic Fisk Building, where the hotel is located, as well as a deep sense of pride in downtown Amarillo and his hometown.

“This project is especially meaningful to me personally,” Nelson added. “The Fisk Building is approaching 100 years old, and one of our partners, Alan Rhodes, and I first began working on this building together back in 2005. At the time, it was a struggling office building. Watching it evolve into a thriving hotel and now having the privilege to own and steward it has been incredibly rewarding.”

The winners will be announced during the 25th annual ALIS Summit, taking place January 26 to 28, 2026, in Los Angeles. Nominees are evaluated based on outstanding business performance across various sectors of the lodging industry.
